Four Steps to Successfully Selling a Home

Marketing a home for sale is an extremely comprehensive exercise, which if done effectively can yield large profits to the buyer and an efficient schedule for the sale. I entered this profession because I believed and still do that it can be done much better. Unfortunately it is not uncommon that I see an agent simply stick a sign in the ground and walk away from the home waiting for it to sell itself. The reality is that sometimes the homes do sell themselves, but one can only imagine how much more money the home could have brought at market by having an effective marketing campaign behind it. Having a constant advocate and resource available to prospective buyers and to you the client at all times is something you should expect from your agent.

Technically preparing, pricing, marketing and selling the home are all relative to marketing it. I refer to marketing your home throughout this section as a step in the process of selling the home and as an all encompassing exercise. The purpose of this loose definition is to get you in the frame of mind of marketing your home consciously and unconsciously. Thinking about its presentation, mentioning it to friends over dinner and tending to the yard and rooms during the sale are all components of an overarching marketing agenda.

The responsibilities of marketing your home lay mainly with your Real Estate Broker but also with you the owner. In this section I give you an idea of what you should expect from your agent and what advantages you have when working with me.In my practice for example, I begin by providing each client with a thorough outline of the marketing campaign I propose for their particular home, which upon completion, is tailored to their needs, lifestyle and expectations. The agenda contains multiple variables which are specific to the goals of the owners and the home in question. I combine my background in marketing, sales and design along with my knowledge of the housing market, specific research conducted on the home and my marketing resources to maximize my clients’ profits and minimize their headaches.
